We are seeing more low appraisals. We can expect that with the housing shortage. Let's talk about how to plan for this. This is all part of a strategy to buy or sell a home in a competitive market.

This year is no different than last year when I made this video. Low inventory and increasing prices are resulting in some common low appraisal situations. And on this topic great question came up with Blake Ruud-Johnson in conversation today: What do you do if there are NO comps that support your pending price??

-Explain in detail the lack of inventory, multiple offer situation, escalator clauses. Let the appraiser know the background info on the transaction (how you arrived at price).
-Research pending sales transaction that might have a similar escalated sales price. Call the listing agent of those transactions, find out what you can, give info to appraiser.
-Itemize all the good things about subject: renovation, SF, room count, location, big lot, big rooms, etc. Anything that appears to help value.
-Be prepared to recognize house negatives, don't ignore them (the appraiser won't)
-Give the appraiser a list of the top 5 sales you feel support value. They are what they are. Create notes if needed explaining things on comps. The appraiser has to use closed sales data in the report. The appraiser doesn't have the luxury of saying "There were no sales"
-If you really feel strongly that the appraisal may come in low let your buyers be aware that that might be a situation in the future - so its not a huge shocker. Come up with rough idea of game plan for low appraisal.
-Don't panic or freak out until you get the appraisal back and in hand. And if its low, then deal with it. There's no need to rock the boat until you know for sure you have a low appraisal.

Zillow says Seattle will be the second hottest housing market in the nation in 2017. We can thank the expected new high paying jobs for that. West Bellevue continues to expect high increases, along with some other neighborhoods like Delridge that was not that popular before.

Busy roads in real estate. Always an issue whether you are a buyer, seller, investor or broker. How much impact will it have?

Here's some really interesting info from a study of 6.6 million+ Canadians who were analyzed over 11 years. If you lived within 164 feet or less from a busy arterial (interstate) you had a much higher chance of developing dementia. If you live 650' or further from busy road you are okay.
